Summary

Norco Ranch NW is the northern, 90-acre portion of the 200-acre Norco Ranch West, also listed and shown on this website, near the headwaters of the Blanco River. The site fronts on paved RM 1888 midway between Luckenbach and Blanco and is just 20+ miles from sizzling Fredericksburg. The land rolls gently from the highway down to the river, with nearby views of rugged, protected hills that cannot be built upon due to the Conservation Easement in place on this and adjoining lands. The river ownership includes almost a quarter-mile of both sides of the clear, flowing stream, which is lined with monster oaks, cypress, and sycamores. Small holes, riffles, falls, and even dinosaur tracks are features of this charming body of water.

OVERVIEW

The highly accessible Blanco River is fed by intermittent springs throughout its course and mostly has a beautiful, smooth limestone bed. Consisting mostly of smooth fields and oak motts, the ranch is also home to huntable numbers of axis, whitetail, and turkey. Evidence of Native American presence abounds, and the site itself is unimproved other than fencing, cross-fencing, and a new water well. A Conservation Easement protects the site and some adjoining lands from small-tract development, while permitting ranching and recreational activities. A minimally invasive monopole electric line crosses the center of the property, and electricity is on site. The prized Lindendale area is well known as a haven for Conservation, and there are few small properties in the zone. The property is about a mile from the iconic Lindendale one-room schoolhouse.

Norco Ranch NW is located about 20± miles southeast of downtown Fredericksburg, fronting paved RM 1888.

The ranch is about 12± miles from the US 290/Wine Corridor and Luckenbach, 14± miles from Blanco, 20± miles from Fredericksburg, 35± miles from Boerne, 64± miles from downtown Austin and downtown San Antonio, and 216± miles from Houston.

This smooth site is mostly level to gently rolling fields down to and crossing the Blanco River. The highway is shielded by oak groves, and there are homesites with in-your-face views of rugged, protected hills. The fields have been maintained in the past, and produce lush stands of coastal, Klein, and native grasses, ideal for horses or fancy cattle. Hardwoods include cedar elm, Spanish oak, walnut, cherry, sycamore, heritage live oak, cypress, and a few pecan. Interestingly, the site is located within just a few miles of three river drainages—Blanco, Pedernales, and Guadalupe.

The Blanco River passes through the land for about a quarter mile, with ownership on both sides of the river. A water well has been drilled and is producing about 7 gpm.
