Located just 15± miles north of Fredericksburg and 25± miles south of Llano off of Highway 16 North. The ranch is accessed off the west side of Highway 16 North via a crushed granite easement road about a half mile in distance.

The ranch is about 47± miles from Marble Falls, 53± miles from Boerne, 55± miles from Dripping Springs, 78± miles from Austin, 80± miles from San Antonio, and 82± miles from New Braunfels.

Crabapple Creek Ranch offers varied and scenic topography with elevations ranging from approximately 1,500’± to 1,760’± above sea level. The rolling terrain offers commanding Hill Country views, including majestic vistas of Enchanted Rock. Numerous draws lined with mature hardwoods and intermittent springs, resulting in gorgeous bottomland with deep soils. Prized Crabapple Creek meanders through the property on both sides for 2,790’± and includes a tremendous combination of beautiful holes of water and small, rapid areas that have carved through granite slabs, creating a beautiful live-water setting.

Vegetation across the ranch includes live oak, post oak, blackjack oak, shin oak, cedar elm, black walnut, and escarpment cherry, creating excellent diversity and a tremendous cover for wildlife. The western portion of the property is defined by Crabapple Creek, which runs through the property on both sides for 2,790’±. This live water feature is stunning, offering deep pools ideal for fishing, sections of small rapids, and dramatic granite slabs and outcroppings that create an unmatched setting.

Throughout the ranch, elevated vantage points offer outstanding long-range views of the Hill Country and incredible panoramic vistas of Enchanted Rock.  

A 27± acre high-fenced field is located by the ranch headquarters. The field currently has some regrowth mesquite, but it could be restored and returned to production.

The ranch is void of any major structural improvements. There is an older ranch house and multiple older barns near the headquarters.

Wildlife is in abundance with sightings of whitetail deer, aoudad, turkey, dove, feral hogs, and other animals native to the Hill Country.

There are 4 water wells across the ranch. Several windmills are not currently in operation. One well near the ranch house has a submersible pump, and another operational solar well is near the center of the ranch.
