June 2023 TRFS Update

June is here and summer is in full swing!

We have several new properties coming on the market. Our latest new listing is Dos Colinas Ranch which is 302± AC located in Kendall County, north of Sisterdale.

Twice a month we send our email subscribers newsletters with our current property updates and an informative ranch article. The latest article is offers good news for ranchers and farmers.

As you can see, we recently launched our new website. The website was constructed to be faster, easier, and more convenient. It offers users an all-new filter that can slide between acreage and price ranges. The website will automatically update, there is no need to wait for the page to reload.

  • Listing - TRFS proposes an exclusive right of representation listing agreement. The listing term of twelve months is preferable.
  • Commission - After viewing the property, a commission rate will be discussed for (1) if we sell the ranch with the Buyer being represented by another broker and (2) if we sell the ranch without another broker involved. The fee provides an incentive to both the Listing Broker (TRFS) and any subsequent co-broker --- whereby fees are generally split on a 50-50 basis. TRFS’s objective in pricing its fee is two-fold: (a) to charge a typical market rate based on fair and reasonable compensation levels and (b) to provide incentives to both in-house and outside brokers to enlist full brokerage cooperation on the sale sufficiently. TRFS works with other brokers and encourages full cooperation.
  • Professional Photography - Having professional photographs of each ranch is an absolute necessity. We take the presentation of our client’s properties very seriously and believe in having the best-looking and most accurate representation of every ranch.
  • Multimedia Marketing - At TRFS, we believe in the power of technology. With the internet's capabilities expanding daily, we present properties to potential clientele worldwide with the utmost professionalism. We also publish listings in several credited publications, including Texas Land Magazine and The Land Report. Our “Blastout” newsletter is sent to a vast network semi-monthly with new, featured, and recently sold listings.

Web AND Social Media Marketing

As the internet continues to evolve, so do our web-based marketing techniques. We aim to deliver the most significant exposure per property through search engine optimization. Each listing is featured on an individual web page with a complete description of the property and professional full-color photographs.

Each of our listings are promoted through our social media accounts to aid in delivering more traffic to our website and, more importantly, your property. Additionally, we have added Google to our list of affiliates. We are now able to track website views, page views, and so much more data coming through the website through Internet analytics. This helps us define certain aspects of the market and target them with specific properties. Along with the TRFS website, we utilize the highly accredited Land.com, the Texas Association of Land Brokers network, as well as the San Antonio Board of Realtors (SABOR), the Kerrville Board of Realtors (KBOR), the Corpus Christi Association of Realtors (CCAR), the Austin Board of Realtors (ABOR), the Central Hill Country Board of Realtors (CHCBOR), and other websites that capitalize on multiple listing source capabilities.

Print Advertising

While the internet is a very powerful tool for marketing, TRFS also uses print advertising in numerous credited publications, including Texas Land Magazine, Farm and Ranch Magazine, The Land Report, and The Real Estate Review. These printed ads contain a complete write-up and professional full-color photos of the listed property.

"Blastout" Newsletter

Our semi-monthly “Blastout” newsletter is sent to a vast network of brokers and interested parties twice a month. Our newsletters give a brief summary of current updates in our company, including recent sales, featured properties, and new listings. Each property shown in the newsletter has a clickable link that will take the user directly to that property's page on our website. Other information like property size, price, and description is also shown in the newsletters. It is also imperative to stay up-to-date with the latest market trends and information, which is why we provide a link to helpful articles or relevant news that affect the farm and ranch industry in each newsletter.
