Rancho Trocadero is only about 35± minutes from the outskirts of south San Antonio, just NW of Moore, Texas with pavement access to the ranch gate. It is about 7± miles from Moore, 14± miles from Pearsall, 15± miles from Devine, 35± miles from San Antonio, and 120± miles from Austin.

With elevation ranging from 630± to 720± feet, you have far views of the entire ranch and area along with a wet-weather tributary draw that feeds the stock tanks and nearby Hondo Creek. The bottom land is fertile red dirt soil. The gravel top ridges provide a variety of vegetation, brush, hardwoods, grasses, and forbes. The property currently supports 30 Brangus cattle units and is 1-D-1 ag use.

The 2,006± sf home features three bedrooms and three-and-a-half bathrooms with a three-car garage that offers plenty of storage and parking. The home has updated tile flooring throughout, granite countertops, stainless steel appliances, a metal roof, paint, and more. The yard is equipped with an irrigation system, a 13,456± gallon in-ground saltwater pool that can be heated with propane, and a poolside bathroom. Across from the home is an insulated 3,000± sf metal barn/workshop that is plumbed for an apartment, includes a 36-degree walk-in cooler, 1,200± sf awnings off the front along, and three sets of 16’± overhead electric doors. There is an eight-acre set of game pens on the ranch that could be used as release sites, whitetail, exotic game breeding, or as a DMP pen. There is a very nice set of newer-built cattle working pens.

This ranch has one of the most impressive whitetail herds you can find in South Texas, and you can see all their sheds organized at headquarters in a displayed fashion. The numerous giant whitetail will be there for the new buyers, as only three bucks have been taken off the ranch in the past seven years. Other game on the ranch includes quail, dove, turkey, and other wildlife native to South Texas.

There is a piped pasture watering system with two 3,500± gallon storage tanks that service four shed-covered, easy-to-clean, “dump-style” water troughs. There are two electric water wells. One services the two tanks, cattle pens, and four pasture water troughs. The second water well services headquarters. The fishing tank is 12-15’± deep with a dock, and the other tank is mostly used for seasonal dove hunting.
