Land
The landscape is breathtaking and extremely diverse. There are many unique topographical features with 160 +/- feet in elevation change. Accessible hilltops exist, providing outstanding views. Many draws and nearby valleys showcase the rich diversity in landscape, resulting in a beautiful Hill Country setting. A nice variety of trees are present, including Post Oak, Live Oak, Spanish Oak, Walnut, Pecan, Cherry, and Cedar Elm. A large portion of the cedar has been removed over the years, leaving the remaining vegetation to flourish. There is a thick array of native grasses present. A 19+/- acre field is in good condition and is located near the southwest corner of the property. The property is currently under an Ag Exemption.
Improvements
The ranch is void of any major improvements. There are three older barns, a small hunter’s cabin, and a set of piped cattle pens located on the south side of the ranch. Electricity is also available on the ranch.
Wildlife
Wildlife is in abundance with frequent sightings of whitetail deer, turkey, dove, and feral hogs. The up-and-down terrain is an ideal landscape for a hunting ranch. One could position a tower blind to hunt multiple draws at once or an avid bow hunter could spend their time hunting the draws.
Water
One water well is equipped with a submersible pump on the south end of the property. This water well distributes water to a small hunter’s camp house and a livestock trough.
Sandy Creek is fed by an intermittent spring that flows during wet parts of the year. Other seasonal springs have been discovered in various draws.
