This property is located 23+/- miles south of San Antonio between Moore & Devine and is only 1.5+/- miles south of I-35.

Woods Creek Farm is a rectangular-shaped property relatively flat with a slight elevation down to the San Miguel Creek. The creek runs the entire eastern third of the property that has numerous huge mature hardwood trees. The property has been utilized as a cattle-grazing property for the recent past.

The only structures on the property are an older but useable shed for a mid-size tractor or to use for storage; a functional set of working cattle pens made of guard railing; and a one-room house way in the back that is not habitable. The perimeter low fence is newer on two sides while the remainder is sufficient to hold cattle. The interior cross fences are obsolete. Electrical lines run along the entire county road frontage and into the property to the two water wells. There is an electrical transmission line that also runs the eastern perimeter and most of it is across the creek and out of the way. There are two short sections of obsolete pivots in place.

Native to the area and especially utilizing the San Miguel Creek that runs the length of the property are Rio Grande turkeys, wild hogs, whitetail deer, dove, quail, raccoons, fox, and armadillos.

There are two working water wells, a shallow domestic well that currently provides water to the cattle troughs, and the Carrizo Aquifer irrigation well. The Carrizo well has recently been videoed by Geo-Cam showing the bottom of the well being 250’ deep, and a test pump set at 231’ deep produced between 550 +/- and 600 +/- GPM. A new 60 HP submersible pump and 6” pipe was installed in October 2021 and is ready to pump. There is no FEMA flood map for Frio County.
