The FCH Ranch is located in southeastern Sutton County, about 22 miles southwest of Roosevelt. Located in an area of larger working and recreational ranches. Terrain consists of nice hilltop views, heavily vegetated draws and deep soil flats.
Location
Located approximately 22 miles southwest of Roosevelt off County Road 314. Access via a deeded easement on Private Road 3394 for approximately 2.2 +/- miles
Land
Vegetation on the ranch includes live oaks, juniper trees, mesquite, and good native grass covering the area. The main draw bisects the ranch and stretches nearly a mile from the northeast to the southwest. A good road system navigates across interior roads and most of the perimeter fence lines. There are approximately 12 corn feeders strategically located across the ranch. Wildlife is bountiful with large herds of axis deer, whitetail deer, turkey, dove, hogs and other animals native to the area.
Improvements
The headquarters, situated near the entrance of the ranch, includes a 1,584 +/- sf hunter’s cabin built in 2006 per Sutton County Appraisal District. Another building nearby serves as a recreational area with a poker table, a pool table, and a shuffle board table.
Water and electricity are located at the headquarters. Additional utility lines traverse through the middle of the ranch from north to south. The gorgeous views along with water and electricity availability offer various great building site opportunities.
Wildlife
The amount of wildlife on this property is tremendous. There are large numbers of free ranging axis deer and native white tail deer, as well as frequent sightings of turkey, dove and hogs.
Water
A water well is located on the east side of the ranch providing water to the hunter’s cabin and deer cleaning station. A working windmill is located further west along the south boundary of the property, servicing nearby water troughs and a concrete pila.
