Located approximately 23 miles southwest of Sonora off County Road 410. Access via a deeded easement for approximately 3.2 +/- miles. There is a gate at the county road and the gate at the front of the property.

Vegetation on the ranch includes live oaks, juniper trees, mesquite, and good native grass covering the hilltops and valley areas. The main draw bisects the ranch and stretches about 1.5 miles from the east boundary to the west boundary. A good road system navigates across interior roads and most of the perimeter fence lines. There are 13 corn feeders and 3 protein feeders strategically located across the ranch. Blinds include 7 rifle stands and 10 bow blinds that are located at the corn feeders.
A neighbor has a short easement through the southwest corner of the property.

A main focal point is the main home that is 1,740+/- sf and is situated on a high point overlooking the ranch. The home has large front and back porches with great views. A water well is located near the main home and barn with troughs. Another water well located near the southeast corner is equipped with a solar well with a large concrete storage tank and troughs. Several water troughs are also located on the ranch providing water for the wildlife.
