The 3 Bar D Ranch is only 10± miles west of Yancey, Texas, which is only 50± miles southwest of San Antonio in desirable southern Medina County on the northern Frio County line, with the southwest corner being in Frio County. The ranch is accessible from the intersection of CR 2200 and CR 731, following paved CR 731 for 8± miles, where it dead ends into a 2± mile dirt easement road in good shape. The easement offers passage through two properties before reaching serenity and peacefulness. As you proceed, the easement immediately turns right/north at the entrance gate, following the eastern boundary line for approximately 2,300’± into the northern neighboring property.

The ranch is about 10± miles from Yancey, 22± miles from Moore, 25± miles from Hondo, 35± miles from Pearsall, 50± miles from San Antonio, and 139± miles from Austin.

This property has flat to gently sloping terrain with a nice ridge viewpoint ranging in elevation from 680’± to 720’±. The ridge rise in the northeastern quadrant offers long-range views to the north of the Texas Hill Country and brush country east, west, and south and would be ideal for a building location not far from the front gate entrance and electricity. The north part of the ranch is red sandy loam soil with some gravel on the ridge, and the south part of the ranch is white sandy loam soil. Approximately 25± percent of the southwestern part of the ranch is more open country consisting of a variety of native grass, Forbes, and flowers with plenty of scattered oak motts and big mature oak trees. This part of the ranch is ideal for cattle grazing, quail feeding, and dove feeding, and if you enclosed the perimeter with game fencing, it would be perfect for African plains game (exotics) safari-style habitat. The remaining property has a diversified brush typical of the transition region from Hill Country to South Texas, which offers excellent deer forage and cover but not so thick you can’t walk or graze through it.

First Right of Refusal

There is a recorded first right of refusal for this property with other family members. Upon the decision to sell the ranch, the Sellers contacted these family members, who expressed no interest. Upon receiving a Buyer’s written offer, the Sellers are required to give formal notice to these family members and obtain a written and recorded waiver of FROR from each member, who has up to ten days to respond.

The approximately 20,000’± perimeter consists of a five-strand barbed wire low fence currently holding cattle back, with the east and west sides having partial game fencing totaling approximately 5,500’±. There is a newer interior cross fence intersecting another interior cross fence that currently offers a cattle grazer three rotation pastures.

Electricity runs along the north boundary, south boundary, and all the way up the middle of the ranch from one end to another, accommodating additional build sites and new water wells with minimal utility connection expense. There are two electric meters. One is servicing the cabin and water well, while the other one is at the barn structure.

The modern one-bedroom manufactured cabin has a kitchen, a bathroom, and a small living room with a very nice covered front porch with a rock fireplace. A carport with enclosed garage is next to the cabin. The cabin is excellent for providing a place to stay while building and could later be a foreman’s home or guest home.

3 Bar D Ranch has an excellent diversified wildlife habitat, and the Seller reports healthy populations of Bob White quail, mourning dove, and Rio Grande turkey, along with a solid population of whitetail deer and wild hogs.

The ranch features one domestic water well with a depth of 490’± servicing the property. There are at least three small surface ponds dispersed around the property with a water line and several cattle water troughs for supplementing water year-round.
