OVERVIEW

3 Bar D Ranch South 219.5± acres pasture is mostly unimproved family land being offered for the first time located in southern Medina County on the Frio County line, 10± miles west of Yancey less than one hour from San Antonio. The landscape boasts beautiful country with countless live oak trees and diversified South Texas brush. This south pasture is about 60% brush offering excellent whitetail deer hunting with remainder of land being more open native pasture for cattle grazing and/or bird hunting for both and quail and dove which have historically been excellent. Electricity runs north to south through middle of ranch.

Ground water per local area water well company is about 500'± deep with static level around 150'±. Well water is currently provided by the adjoining family tract to the north. There is no water well on this pasture, but the Seller may consider drilling one for the Buyer or a temporary water sharing agreement can be available while the Buyer drills their own water well. The only structure on property is an unfinished pole barn. Access is by deeded easement Some minerals and owner financing may be available. There is no oil and gas production on property. An adjacent 360± acres is also available to the north and all neighbors are good-size properties.

The 3 Bar D Ranch is only 10± miles west of Yancey, Texas, which is only 50± miles southwest of San Antonio in desirable southern Medina County on the northern Frio County line, with the southwest corner being in Frio County. The ranch is accessible from the intersection of CR 2200 and CR 731, following paved CR 731 for 8± miles, where it dead ends into a 2± mile dirt easement road in good shape.

The ranch is about 10± miles from Yancey, 22± miles from Moore, 25± miles from Hondo, 35± miles from Pearsall, 50± miles from San Antonio, and 139± miles from Austin.

3 Bar D Ranch South is about 50% brush and 50% being native open country. A small wet-weather draw runs through the property. The ranch is ideal for cattle grazing, quail feeding, and dove feeding, and if you enclosed the perimeter with game fencing, it would be perfect for African plains game (exotics) safari-style habitat. The remaining property has a diversified brush typical of the transition region from Hill Country to South Texas, which offers excellent deer forage and cover but not so thick you can’t walk or graze through it.

Electricity runs along the south boundary and all the way up the middle of the ranch from one end to another, accommodating additional build sites and new water wells with minimal utility connection expense.

3 Bar D Ranch has an excellent diversified wildlife habitat, and the Seller reports healthy populations of Bob White quail, mourning dove, and Rio Grande turkey, along with a solid population of whitetail deer and wild hogs.
