The property is located on West Simonsville Road, a county-maintained road about 1.5± miles off of pavement, and about 10 miles south of the Courthouse Square in Mason. Mason offers good restaurants, shops, culture, schools, medical services and general supplies, and sizzling Fredericksburg is about 35 miles south.  Austin, San Antonio, and San Angelo are within about 1.5 hours, and DFW is about 4 hours to the north.

The creek is spectacularly landscaped, with multiple dams and rock pathways and borders, all shaded by monster, age-old oaks.  An offsite spring and artesian well feed this creek, and an artesian well on-site supplements it.  Other water is supplied by 3 high-volume irrigation wells, each yielding 110± to 350± GPM.  There have been water rights and permits associated with this site in the past, and the owner will convey all owned rights.
