Summary
Endless opportunities to serve as a family getaway, corporate retreat, or income-producing ranch. Undisturbed wilderness, long-range views, ultimate privacy, and excellent hunting elevate this ranch to an exclusive category of its own. A tremendous amount of stewardship has been put into practice on the ranch with many areas systematically cleared of cedar, allowing a strong stand of native turf to cover the landscape. Improvements around the headquarters include two ranch houses built in the early 90s, a large equipment barn, a lighted skinning station, and a feed room. The ranch is located in the northwest corner of Gillespie County (in the historic Doss area) and is just 30± miles from historic Fredericksburg, which is ideal for those who want remoteness but also desire close proximity to a thriving community. One of the best low-fenced hunting ranches we have seen with abundant native wildlife. Good draws for animal cover, which includes a beautiful 2.2± mile wet-weather tributary named Salt Creek that bisects the ranch. There are several springs along the creek ideal for wildlife. The ranch provides ample watering stations to the native wildlife populations with 10 wells that have been strategically placed. A quality road system is in place on the ranch with 3± miles of interior chip-sealed roads, along with miles of additional interior ranch roads. The ranch is accessed via paved Bee Cave Road, which transitions into a private 3± mile paved road that dead ends into the ranch, providing easy access and a tremendous sense of privacy. The ranch is completely low fenced and is currently under a Wildlife Exemption.

One of the greatest attributes of the landscape is the outstanding views all across the ranch. The most well-known view is Hermans Point, which rests at one of the highest elevations in all of Gillespie County at 2,244± ft. The remarkable diversity in vegetation with live oak, Spanish oak, walnut, escarpment cherry, native pecan, and several other varieties are present on the ranch. IMPROVEMENTS
The main house is 2,300± sf featuring two bedrooms and two bathrooms with a beautiful rock exterior. The main house was constructed around 1993 with tile floors throughout and a large living room. The kitchen is spacious and has an island with a gas cooktop, along with ample cabinet space, a built-in microwave, and a stove. Both bedrooms have nice-sized closets. There is also a good-sized laundry room. The exterior of the home has a metal roof with both concrete-covered porches on the front and back of the home. The guest house is 2,000± sf featuring two bedrooms and one bathroom. The house was built around the same time and style as the main house. This home is an ideal improvement for overflow guests or can be used as a second main home. A 3,600± corrugated steel tin barn on a concrete slab rests at the headquarters. The barn has three large roll-up garages and is great for storing equipment and feed.Other improvements include two hunting cabins with electricity and multiple equipment sheds scattered across the ranch, which are ideal for storing equipment or keeping hay out of the elements.
Wildlife
The ranch has an abundance of native wildlife which include whitetail deer, Rio Grande turkey, dove, and other animals native to the Texas Hill Country.
Water
The ranch is extremely well watered with 10 water wells strategically located across the property. Four of the wells have submersible pumps, four of them are windmills, and two are solar wells. Salt Creek is a wet-weather tributary that runs through the middle of the ranch 2.2± miles. There are two intermittent springs in the creek, we are aware of, that hold water consistently. Salt Creek has carved out some beautiful limestone features and is home to a variety of trees which include native pecan and cedar elms, some of which are massive. Many of the draws on the ranch funnel into Salt Creek, which is great for the native game.
