Quick access off I-35 frontage road, Frio Estates is only 5.8± miles south of Moore, Texas, just before Pearsall and 47± miles from downtown San Antonio.

Lot 19 has plentiful native South Texas brush and mesquite trees. The lot also features a rare 0.5± acre surface tank. Many lots are flat, with some lots having some slope in this subdivision. The red sandy loam dirt is very fertile and desirable.

All lots are accessible by an all-weather road, and Medina Electric Co-op utility lines front each lot. Lot 19 does not have a water well in place. For lots that do not have water wells, the Seller is willing to have them drilled and add the cost to the lot price, or the Buyer can have one drilled when they wish. Completed water wells with pressure pumps and tanks are currently running $23,000 to $25,000, depending on the actual depth. The Buyer will need to have septic systems installed.

This area of South Texas is flush with native wildlife such as whitetail deer, wild hogs, quail, dove, and Rio Grande turkey though deed restrictions do not allow hunting.

Each lot owner is responsible for completing a water well and installing a septic system. Lots 3, 6, 29, 30, 43, and 44 have newly-completed water wells.

DEED RESTRICTIONS AND HOA

The HOA fee is $300 annually. Notable deed restrictions include: No hunting or firearm shooting, all homes must be manufactured, modular, site built or barn-dominium, no commercial businesses, no 18-wheeler tractor-trailer parking, only one single-family dwelling per lot, homes must be a minimum of 1,200 sf. Pets and animals are permitted with limits. A full version of deed restrictions is available through the listing agent.
