The hacienda has front and back patios that run the entire 100’± length of the hacienda and offer views that overlook the ranch. The hacienda is ready for updating/remodeling. The ranch has not been hunted since it was purchased by the current owner 12± years ago.

The ranch is located through a deeded 0.26± of a mile easement off HWY 44, east of Freer. Located about 5± miles from San Diego, Texas, 20± miles from Freer, 15± miles from Alice, 54± miles from George West, 60± miles from Corpus Christi, 72± miles from Three Rivers, 130± miles from SanAntonio, and 212± miles from Austin.

With elevation changes and a good draw through the property, there are deeper soils in the lower elevations and gravel ridges on the top elevations offering a higher variety of high protein brush species beneficial to supporting the big antler growth, dove, quail, and turkey. A pipeline right-of-way through the back part of the ranch offers edging for wildlife browsing and grass for cattle grazing during wet seasons. Several small stock tanks are scattered about the property that could be developed into larger tanks to attract more wildlife and hunting opportunities.

The S Ranch features a custom-built 3,000± sf hacienda that is 100’± long. One end of the hacienda has a master bedroom with a full bathroom. Adjacent to the master bedroom is the kitchen and dining room, with another full bathroom. Above the master bedroom is a loft that is currently used for storage. A huge private room with no bathroom is on the other end of the hacienda. Between the two ends is a very large entertainment/living room with a huge rock fireplace, vaulted ceilings with wood beams, and Saltillo flooring. The hacienda could easily be remodeled by adding a septic tank to accommodate an additional bathroom on the end lacking one. The exterior is built of concrete blocks and the metal roof was recently replaced. The hacienda also has front and back covered patios with concrete floors that run the entire 100’± length of the hacienda. The patios overlook the nice-grassy yard that is kept watered.

Adjacent to the hacienda is an enclosed garage, and behind it grows large grape vines, tall palm trees, and many mature oak trees.

There are two working electric water wells. One is in the yard at the hacienda, and the second is located at the old homestead in the center of the ranch that feeds a large round concrete water trough.

The S Ranch is in South Texas and Duval County, which is historically well known for excellent whitetail, dove, quail, turkey, and hog hunting. The current owner, for the last 12± years, does not hunt and does not allow hunting, so there have not been any photographs of wildlife taken.

There are two working electric water wells on the ranch. One well operates water for the hacienda and yard, while the other well is for livestock and wildlife.

MINERALS AND AG EXEMPTION

This is a surface sale only; there is no production on site. The seller operates with a neighbor for a cattle lease to maintain ag exemption.
