The Madrona Creek Ranch is 8± miles from Boerne, 25± miles from San Antonio, and 90± miles from Austin.

The Madrona Creek Ranch displays rolling terrain with spectacular long-range views. The ranch is high-fenced and cross-fenced into two pastures for winter food plots. Plentiful hardwoods and native grasses provide ample cover for wildlife. Madrona Creek runs through the ranch, and a spring-fed stocked lake has been formed at its convergence just past Beekman Creek. In addition, another spring is located behind the home and lake. The land has been well maintained, and approximately half of the cedar has been eradicated. Easily drivable all-weather roads provide access to all improved areas of the ranch. The back of the property consists of unspoiled wilderness with a deep gorge that has two wet-weather waterfalls. The ranch currently has an ag exemption in place under Bandera County.

MAIN HOUSE

The main house is a 4,450± sf three-bedroom and three-and-a-half-bathroom home with a sunroom/home gym, a game room, an office, and an open dining room with a kitchen. Luxurious granite countertops, rugged timber arched ceilings, stone-slate floors, and two fireplaces make this home highly remarkable. One fireplace is in the living room, and a double-sided fireplace is in the master bedroom and bathroom. The outside of the main home features an attractive entertainment area with an outdoor kitchen, fireplace, covered sitting area, patio, an inviting pool with a built-in waterfall, and a hot tub. A 22± kw general generator and propane tank were recently installed. The outside ambiance is well-suited for entertaining guests or enjoying a relaxing evening.

GUEST HOUSE

The guest house is a comfortable 1,700± sf three-bedroom and two-bathroom home. The home offers nice views of the countryside with a large, relaxing covered porch.

Other improvements include two large barns. One is constructed out of block, and the other is metal. The 2,500± sf block barn is spacious and insulated with a central AC/heat workshop, stained concrete floors, and two 12’± electric overhead doors. A loft is located on the second story that has been reinforced to withstand several tons. A one-ton electric winch on an overhead roller system has been mounted for conveniently lifting and storing large heavy/bulk items in the loft. The metal barn is 40'x60’± with two 12’± overhead doors and was constructed in 2017. It is fully insulated and used exclusively to house a classic car collection.

The ranch is home to an abundance of native and exotic wildlife, such as whitetail, fallow deer, axis deer, blackbuck antelope, Rio Grande turkey, and dove. The ranch has employed strict game management practices and predator control over the years. To feed the wildlife, there are eight corn feeders, four protein feeders, and several winter food plots. The lake has recently been restocked with black bass, bluegill, redear bream, and fathead minnows.

There are two water wells on the property. One well has an insulated pump house with two 3,000± gallon storage tanks that supply the main house. The other well has an insulated pump house with a 3,000± gallon storage tank that provides water to the guest home and block barn.
