Neuman Farm has around 420± acres of tillable land with a Carrizo water irrigation system. The other part of the property consists of 80± acres of pasture land. Plentiful mature oak trees are found throughout the pasture, making it excellent for livestock or a future dwelling. Currently, the property is a working cattle ranch. There is no oil and gas production or active lease on the property.

Improvements consist of an older barn with a dirt floor currently housing tractor equipment, several grain silos, cattle working pens, an implement shed, and multiple obsolete mobile homes. There are no livable structures on the property. Most structures are located within 80± acres of pasture. The property has fair low fencing which currently holds the owner’s cattle.

An abundance of native wildlife call this property home including dove, bobwhite quail, Rio Grande turkey, whitetail deer, and wild hogs.

Located in the center of the property is the Carrizo irrigation water well. The well is powered by electricity and produces an estimated 1,000± to 1,200± gallons per minute. There is also a domestic water well near the structural improvements. There are three center pivots on the property that are estimated at irrigating 100± acres, 30± acres, and 40± acres each.
