King Edwin Ranch is about 4± miles from Charlotte, 10± miles from Jourdanton, 16± miles from Pleasanton, 22± miles from Poteet, 45± miles from San Antonio, and 130± miles from Austin.

The property is relatively flat with a diversity of South Texas brush and a wet-weather draw. Mature mesquite and oak transverse all through the property. There are two food plot areas; one is 3± acres and is fenced, and the second is not fenced but has been cleared of brush and consists of about 3± or 4± acres. There is no oil and gas production site on this property, and the property is under an Ag Use Exemption held by a cattle lease.

The property boundary is low fenced and in good shape with five-stranded barb wire. The headquarters is fenced and includes a 2008 single-wide manufactured home that is furnished and in excellent shape inside and outside with new exterior paint, newer front and back stained decks, all residing on a large concrete slab.
