Description
The KC Ranch is known for abundant wildlife and superb live water, with frontage on both sides of a nice deep creek. The ranch has nice elevation changes and diversity in terrain, makes this high-fenced ranch unique for the area. Opportunities to kayak or canoe, and deep fishing holes are found along the creek. Water is plentiful, in addition to the creek, the ranch has a 50 +/- gpm water well and a water line from the Lipan-Kickapoo Water District.
Location
KC Ranch is located 2 +/- miles southwest of Paint Rock on CR 380. The ranch has approximately 2+/- miles of paved road frontage.
Land
This impressive 865 +/- acre ranch, located in the northwest corner of Concho County, is known for its abundant wildlife and very nice creek. The diversity in terrain makes this high fenced ranch unique for the area. A good portion of the ranch is covered in heavy mesquite brush, typical to the Central Texas region. Multiple senderos systematically bisect the property from north to south, giving hunters an advantage to spot game in an otherwise densely covered area. The creek flows long and wide at a low elevation of 1,630'+/- through the center of the property. Along the creek are deep fishing holes, opportunities to kayak and tube, and a shallow area to cross in a vehicle to the west side. The high bank side has 150+/- acres of good field with feeding stations in place for quail and dove hunting.
Improvements
A good infrastructure is in place that includes a completely high fenced perimeter, a good road system and a three bedroom, two bath modular home in good condition. Electricity is available in several locations on the ranch. A good set of cattle pens are also located at the headquarters.
Wildlife
Abundant game on the ranch includes whitetail deer, turkey, quail, dove, duck and other wildlife typical to the region. The current owner has placed blinds and feeding stations throughout the ranch, one is located on a high point on the ranch overlooking the creek to hunt both sides of the creek. Water
The ranch is very well watered and contains both sides of a scenic creek with approximately 5,600+/- feet of frontage, a 50+/- gpm well is located on the ranch and there are several water lines going to different parts of the ranch. In addition, there is a Lipan-Kickapoo Water District water line along the front of the property with a water line to the main house. The tank near the headquarters is supplemented by the water well.
