Description
One of the finest game ranches in the Hill Country, comprised of 2,682+/- acres, the ranch has been improved and managed with the utmost attention to detail. The main lodge and hunter’s quarters were designed for entertaining, and the ranch is very well suited for a family or corporate retreat. The ranch is home to the world record Axis buck taken in 2015, which scored a Gold Award 180” as well as the 6th place Axis buck that was harvested in 2019. Large groups of Axis deer are commonly seen throughout the ranch. This ranch has well-managed habitat and well-planned road and blind placement to optimize the hunting on the ranch. Neighboring the 20,000+/- acre Canyon Ranch, it is a game haven. Much of the cedar has been removed over the years, enabling the native grasses to thrive for wildlife.
Location
Located southeast of Sonora fronting on paved County Road 320, the ranch offers easy access to San Antonio, Austin, and the Midland areas.
Land
The ranch is a 100% game ranch and has not had livestock on the ranch in over 6 years. Terrain on the ranch has a nice rolling topography. It offers thick Live Oak and Shin Oak covered draws, deep soil mesquite flats and some areas of Junipers. With approximately 100’ of elevation changes, the ranch gives you a good flavor of the Texas Hill Country. Over the years much of the cedar has been removed, and when driving the ranch, you can see that the seller has implemented good ranch management practices. Several large tanks and several other tanks are located throughout the ranch and are supplemented by nearby water wells. The road system throughout the ranch is first-class, allowing full use and access to all parts of the ranch.
Improvements
MAIN LODGE
Improvements on the ranch have been well designed and well-constructed. When driving into the headquarters area the seller has chipped sealed the roads within the headquarters. The main lodge is 3,400+/- sf, with over 800+/- sf of porches for enjoying views and evening entertaining. When walking into the main lodge you notice the craftsmanship of the lodge, a great room with vaulted ceilings, with a close-by state-of-the-art kitchen that is perfect for entertaining. The owner’s suite is well appointed and has a separate sitting area with a fireplace and wet bar. On the other side of the lodge, there are 4 bedrooms each with its own full bath and one additional 1⁄2 bath. A new 1,000 sf garage/storage building is located near the main lodge.
HUNTERS LODGE – “The Bunkhouse”
Situated near the lodge is a 2,880+/- sf bunkhouse with three large separate bedrooms, each with their bathroom. Also included is a nice kitchen and entertainment/game room with a full bath. Covered attached parking encompasses approximately 900+/- sf.
SWIMMING POOL AND FISHING POND
A professionally constructed pila pool with a covered deck is nearby for use by guests, along with a windmill set up to run water into the pool. Just a short walk from the pools is a beautiful pond stocked with bass and a walkway between it for optimal fishing.

Wildlife
This ranch is predominantly low fenced, with parts of the western boundary high fenced. A year-round feeding program has been in place for years, including corn, protein, cottonseed, and alfalfa hay. Under a level III MLDP program, the property offers an extended whitetail deer hunting season, only management bucks have been harvested. No trophies have been shot in 6 years on purpose to improve and let quality deer get some age to them. Now the seller is seeing 150" to 160" buck regularly. Exotics on the ranch include Axis, Blackbuck, Oryx, turkey, and even a few Zebras. The Axis herd is very well managed and has produced the #1 and #6 SCI World Record axis bucks, with one the top buck scoring 180”. Other wildlife includes Whitetail Deer, turkey and dove. Strategically located on the ranch are 9 Executive blinds, 9 bow blinds, 12 corn feeders, 8 protein feeders, and 3 cotton seed feeders. Two additional executive blinds do not convey.
Water
Water is essential for managing wildlife, and the Bond Ranch has that covered. Several large lakes and several other ponds and 7 electric submersible water wells with multiple water troughs in place. Near the headquarters is a 1.5+/- acre stocked pond with a divided walkway to access both sides of the pond easily. Located in the southern part of the ranch are two tanks that are hunting havens and suitable for drawing wildlife. Another tank is located in the northwest portion of the ranch and is supplemented by a nearby water well. Water troughs are situated on the ranch to provide supplemental water to the wildlife.
