OVERVIEW

Split Rock Ranch offers buyers an opportunity to purchase more than four contiguous sections with nearly 5,400' of frontage on State Highway 163 in southern Crockett County. The ranch totals approximately 2,635 acres with great topography, stunning views, healthy live oaks, divers wildlife and strong development potential. This region of the western Edwards plateau was once sheep and goat county, and more recently has become a destination for hunters. Split Rock has lately been used a hunting ranch and is well equipped for a buyer to walk in a start using it. The ranch is accessed directly off HWY 163 with NO BUMP GATES, no long rough county roads, and no easements to go through for access. Elevations vary throughout the ranch, ranging from around 2,000' at the gate to nearly 2,120', with five large ridge systems and six main draws, including the head of Brushy Draw and feeder tributaries into Noelke Draw. This topography is well suited for wildlife habitat, and would support a very nice ranch subdivision with many build sites. The ranch is currently managed under a 1d1 Open Space Wildlife Management plan for its "ag exemption". While touring the ranch we observed Bobwhite quail, Rio Grande turkey, White-tailed deer, and multiple free ranging exotics are regularly seen by hunters. Improvements include a nice and clean modern hunters cabin, small workshop, shed, two water wells, troughs, and electricity run throughout the ranch, adding to the subdivision potential. There is a main pipeline easement through the ranch, multiple well pads, and well maintained interior roads to service the wells. A neighbor top the west has an access easement along the south boundary.
