OVERVIEW

An abundance of water, great habitat, inherently big deer, large low-pressure neighbors, and two 30± acre irrigated food plots make Mavala special among South Texas ranches! A recently built four-bedroom/three-bathroom house features a large screened-in porch great for relaxing and enjoying the view of the bass pond and deer feeder frequented by deer. Mavala is set up for hunting and easy operations. Near the house is a large metal equipment barn with a 30’x40’± interior for housing vehicles, tools, equipment, etc., and on the two long sides are large roof extensions encompassing the deer processing facilities, walk-in cooler, cottonseed storage, and additional storage space. Mavala is located on Hwy. 57 just 17± miles west of La Pryor, 29± miles east of Eagle Pass, 32± miles from Batesville, 35± miles from Crystal City, 37± miles from Uvalde, 47± miles from Carrizo Springs, 66± miles from Pearsall, 72± miles from Moore, 114± miles from San Antonio, and 193± miles from Austin.

The ranch features great South Texas high-protein brush, ten ponds fed with offshoot pressurized waterlines that have terminal float valves to maintain constant water levels. Wet weather Mula Creek bisects the ranch for a little over 2± miles and holds water for extended periods after a good rain. The house pond is stocked with bass and hybrid stripers and is suitable for swimming. The gathering place next to the pond is wonderful for cookouts, sundowners, enjoying sunsets, and incredible South Texas star-filled nights. Two strategically located center pivots irrigate two 30± acre food plots that grow alfalfa and other preferred high-protein forage plants for deer. There are two 7± acre "dry land" attraction plots planted in oats, chicory, and legumes each fall. The ranch is predominately low fenced, with one neighboring ranch that is high fenced.

HOUSE

Mavala Ranch has a 2,250± sf custom-built manufactured house with four bedrooms, three full bathrooms, a laundry room with washer and dryer, an all-electric kitchen, a large den, two refrigerators, an upright freezer, and a wood-burning fireplace. Two sides of the home feature a large wrap-around screened-in porch overlooking the pond, adding comfortable and very usable bug-free outdoor space to the home. A large three-car carport is attached to the house opposite the pond side for vehicle protection from storms and heat. A rifle range flanked by a flagpole is an easy walk from the house. The house conveys fully furnished. Both the house and the barn have automatic backup Generac generators (36 KW house/22 KW barn) with a dedicated propane tank.

METAL EQUIPMENT BARN

Located a short walk from the house is a large 30'x40'± interior metal shop/equipment barn with large, shed roofs extending from both 40'± sides of the barn. This barn houses a walk-in deer cooler, an ice-making machine, a record-keeping area, a drive-through bulk cottonseed storage area, and a gasoline tank. A Chevrolet 2500 pickup is typically parked inside along with other ranch necessities, all of which will convey with the ranch.

DEER BLINDS AND FEEDERS

Mavala Ranch features 12 enclosed blinds, mostly Ranch Kings (some ground level, some elevated), and eight double-set Family Tradition tripods with skirts, tops, railings, and comfortable seats strategically positioned throughout the ranch to provide good hunting. About 25± cottonseed feeder sites, nearly all of which have two cottonseed feeder baskets, 11 corn feeders (mostly Ranch King directionals), and five fenced corrals with trough feeders are located throughout the ranch to ensure nutritious food is readily available.

Mavala Ranch is home to a large and healthy low-fenced deer herd. (A full wildlife report prepared by David Morris with Tecomate is available upon request.) Typically, per David Morris, the ranch will produce two to four 170-plus gross B&C bucks each year and 15 to 20 bucks 150 or better, with several topping 160. The best buck taken so far was a heavy 185 15-pointer with a 26½” inside spread, but at least one higher scoring buck alluded harvest. The buck-to-doe ratio is near 1:1. The buck age structure is excellent, with 40%± being 4½ years old and older, many of which are 6½ and older bucks, assuring a large pool of high-quality "prime breeders." David Morris has had the ranch on a great deer management program, focusing the harvest mainly on culls, management bucks, and post-prime bucks while protecting and building up the quality prime-breeder segment. A limited number of big bucks make the hit list each year only after reaching 7½ years and older. The ranch is also home to other native wildlife such as turkey, quail, hogs, and dove.

In South Texas, water is king, and Mavala Ranch is extremely well-watered. Mula Creek traverses the ranch for over two miles, and a phenomenal shallow Carrizo Aquifer water well guarantees an abundance of high-quality water year-round. The well pumps 300± gallons/minute, is only 130’± deep with a 55’± static water table, and is potable out of the ground. Water from the well site is distributed throughout the ranch via a pressurized 8” poly main line along the southern and western parts of the ranch. Multiple offshoot lines serve permanent waterpoints throughout the ranch. Two 8” pipelines tie into the main south line and run north into the eastern and middle sections of the ranch to serve two 30± acre center pivot food plots and other various permanent water points.
