The owners have been tremendous stewards over the years and have removed a large portion of the cedar. This has allowed other native vegetation to flourish. Some select areas have thick timber, which, as a result, has provided exceptional cover for the native wildlife habitat. A thick array of native grass covers the landscape, resulting in a stunning Hill Country setting.

There is good accessibility along the banks of the river on both sides. The river is shallow, with a rock bottom on the south side of the bridge, but on the north side of the bridge, there are some deeper holes. A large number of sycamore trees line the river's banks, creating a beautiful setting.

As you traverse up the hilltop view via a concrete road, the vegetation transitions into live oak, lacey oak, and shin oak. The top of the hill is relatively flat and offers multiple build sites to choose from overlooking a beautiful valley.

The property is void of any structural improvements. Electricity is available near the northeast corner of the property.

The ranch has frequent sightings of axis deer, whitetail deer, aoudad, turkey, dove, and feral hogs. The river offers opportunities for anglers to take advantage of fishing.
