Much of the cedar has been removed over the years and the land has good turf and many native grasses for wildlife and potential livestock.
Located approximately 21+/- miles southeast of Sonora on a paved county road with approximately 4 miles of paved frontage.
Over the years much of the cedar has been removed, and when driving the ranch you can see that the seller has implemented good ranch management. There is not any livestock on the ranch, which promotes excellent grass growth. Several nice tanks are located throughout the ranch and are supplemented by nearby water wells. Terrain on the ranch shifts from flat to gently rolling hills with good mesquite deep soil bottomland and thick oak motts. This ranch is low fenced and is a wildlife haven with trophy whitetail deer, axis and a nice herd of Simitar Oryx and Blackbuck and several zebras. Other wildlife includes abundant turkey and dove hunting, also free-roaming hogs as well as ducks on the many tanks. Strategically located on the ranch are 9 Executive blinds, 10 corn feeders and 5 protein feeders. The property has been under a MLDP for the past 4 years.
Water is very important for wildlife and the Circle B Ranch has several large tanks and 6 electric submersible water wells with multiple water troughs in place. Near the headquarters is a very 1.5+/- acre stocked pond with divided walkway to access both sides of the pond easily. Located in the southern part of the ranch are two nice sized tanks that are hunting havens and good for drawing wildlife. Another tank is located in the northwest portion of the ranch and all are supplemented by nearby water wells. Water troughs are situated on the ranch to provide supplemental water to the wildlife.
