Rolling Oaks Ranch is positioned just 2.3 +/- miles west of Garven Store, which is located at the intersection of Highway 83 and Highway 41 in northeastern Real County. The ranch is 40 +/- miles from Kerrville, 60 +/- miles from Fredericksburg, 90 +/- miles from San Antonio, 140 +/- miles from Austin, 245 +/- miles from Midland and 290 +/- miles from Houston.
The nice rolling terrain of the ranch is dotted with live oak and shin oak trees. Quality native grasses covers a large portion of the ranch. It has a beautiful pasture that transitions to areas with heavier cover. Multiple wet weather drainage areas are also on the property. A large portion of the cedar has been selectively removed over the years. This is a great hunting ranch with frequent sightings of whitetail deer, axis deer, turkey, dove, hogs and other animals native to this part of the Hill Country. Fallow deer have been occasionally spotted as well. The owner is not leasing the property for hunting, and currently uses the ranch for personal use.
Perimeter fencing includes low fencing along the south, west and north boundary line. There is a short section of high fence along the north boundary for about 400 +/- feet. The east boundary does not have any fencing in place.
