Land
This scenic McCulloch County ranch is a superb combination of abundant wildlife and live water. The available acreage is part of a larger ranch, and the buyer and seller will split the cost of a new fence on the property line. The ranch is a total of 1,143 +/- acres, and is predominately high fenced, with rolling hills, excellent mesquite and mixed brushes. The river bottom contains live oak trees and other large timbers, which provide thick cover for wildlife. The 27+/- acre cultivated field has the potential to serve as a food plot or a strategic location for bird hunting as it is in close proximity to the river. The most impressive feature of the ranch is the 2 +/- miles of both sides of the Colorado River. There are plenty of deep holes for fishing, enough territory to kayak and tube, and a shallow area for fording the river into a heavily timbered 80 +/- acres. The ranch provides outstanding views on the hill tops above the river. These lookout points once served Native Americans, resulting in a multitude of artifacts scattered across the ranch.
Improvements
This ranch is set up to take advantage of good hunting and river access. An older two bedroom, one bathroom house is situated on the property, along with a metal building that has a processing area.
Wildlife
The ranch has plentiful whitetail deer, hogs, turkey, quail, dove, duck as well as other wildlife native to the region.
Water
Water on the ranch is provided by 2+/- miles of the Colorado River along with water from Millersview-Doole rural water system and several stock tanks.
