With quality native and exotic wildlife, a well managed habitat and a grand lodge at the headquarters, this is one of the best Sutton County ranches to come on the market in years. The ranch is across the road from the 17,000+/- acre Canyon Ranch, borders a 9,000+/- acre ranch on the north side and a ranch about the same size on the south side. Much of the cedar has been removed over the years and the land has good turf and many native grasses for wildlife and livestock.
Located approximately 22+/- miles southeast of Sonora on a paved county road (2 1⁄2 miles of paved frontage).
Much of the cedar has been removed over the years and the land has good turf and many native grasses for wildlife and livestock. The property also boasts a magnificent adventure-ready cavern to be explored at the new owner’s discretion. Interior pictures of the cavern can be provided upon request. Terrain on the ranch shifts from flat to gently rolling hills with good mesquite deep soil bottomland and nice oak savannahs. This is a must see property and will provide the new owner many years of family or corporate recreation.
This ranch also features an exquisite natural cave setting. Several large "rooms" display the crystalized beauty of the Earth below the surface. Perfect for the restless adventurer, this is a unique amenity that is rarely available. Additional cave photos can be provided upon request.
The ranch headquarters has most recently been tastefully improved with a new rustic styled hill country lodge and a metal equipment barn outfitted with an all electric walk-in cooler and cleaning station. The 5,600 +/- sf lodge features 3 bedrooms and 4.5 bathrooms, a mudroom, washroom, full bar, 2 living areas, dining area, pool table, shuffleboard table, and a large stone fireplace. The ranch also includes a large barn with separate commercial kitchen with upgraded appliances and dining/living area. A separate guesthouse located near the barn that has two bedrooms each with their own bathrooms. The foreman's home is 3/2 and very comfortable. Also included at the headquarters is a 1930’s era rock water storage tank that is a swimming pool, nice catfish pond and fire pit area for sitting out under the stars. Perimeter fencing is in great shape on three sides of the ranch and also good division pasture fences are in place.
This ranch is a great, low-fenced game ranch, with abundant wildlife. In the northeast corner of the ranch is a 385+/- acre high fenced trap with introduced genetic whitetails. Throughout the remaining parts of the ranch, native wildlife includes free roaming whitetail, axis, hogs, turkey as well as ducks and dove. It is reported that the fourth largest Safari Club International Axis was harvested off of a neighboring ranch in 2014. The property has been on a MLDP for the past 9 years.
Another highlight of the ranch is that it is very well watered, with a nice 3+/- acre lake. The lake is a “Mecca” for the native and exotic wildlife alike. Throughout the ranch are 5 good water wells (Edwards Trinity Aquifer) some that supplement additional tanks. Water troughs are situated on the ranch to provide water to the wildlife and livestock.
