Description
Bar C Ranch is a 1,505 +/- acre property with long-range views and an abundance of game for hunting. Rolling terrain, a wooded draw and frequent sightings of turkey are highlights of the ranch. The headquarters includes a nice pond, a rock house, a guest house and a barn with working cattle pens.
Location
Located approximately 13+/- miles southeast of Sonora via FM 1691 and a county road. Off the county road, the ranch is accessed by a 8/10’s mile deeded easement.
Land
Bar C Ranch consists of 1,505 +/- acres with good hunting and long-range views. Elevation ranges from 2,100 +/- asl to 2,240 +/- asl. The ranch terrain is rolling with a healthy variety of oaks, juniper trees, mixed brushes and native grasses. A wooded draw stretches over 3,500 +/- feet on the west side of the ranch. This area has frequent sightings of turkey and is home to a roost along one of the cliffs. Hunting on the ranch is good, with a solid whitetail population, axis deer, turkey, hogs, dove and other game native to this part of the Hill Country. The ranch is well watered with 5 wells and 5 stock tanks. The fenced-in headquarters has a 2B/1.5B home in great shape with a nice pond fed by a windmill in the front yard. A barn with connected working cattle pens is also at the headquarters. A 15 +/- acre field is an excellent food plot or could be a good area to plant milo or sunflowers for dove hunting. Mineral rights are negotiable and the property includes an income-producing salt water injection well.
Improvements
A custom built 2,000 +/- sf rock house is situated at the ranch headquarters. The main level of this 2B/1.5B two-story house has an open floor concept designed for family gatherings. The living room is cozy with a nice fire place as the main center piece. As you make your way up the wooden stairs, you will find a good sized master bedroom which gives the owner the option to bring in multiple beds. The shared bathroom to the second bedroom offers plenty of counter space, a stand-alone bath tub, and a walk in shower.
Walk out the front door to a beautiful pond supplemented by a windmill. The edges of the pond are well manicured, with a couple of nice trees that provide a cool shady spot in the summer. A small 1B/1B guest house is located near the main house, proving even more flexibility with sleeping arrangements. Also located at the headquarters is a large metal barn with adjoining steel pipe working pens turn-key for a cattle operation. A metal container tool shed, along with a game cleaning area and game cooler add even more features to the property. Approximately 1,040 +/- acres of the ranch is high fenced with the remaining 465 +/- acres low fenced for a mix of wild game hunting.
Wildlife
Abundant game on the ranch includes whitetail deer, axis deer, turkey, hogs, dove and other animals native to the Hill Country.
Water
There are a total of 5 water wells and 5 stock tanks on the ranch. A large capacity 150+/- gpm well is located at the headquarters. The ranch also has a submersible pump and a solar well. The wells include a submersible pump at the house, a windmill and a solar well.
