Located approximately 22 miles southeast of Sonora on a paved county road, the ranch has 2 1/2 miles of paved road frontage.
The ranch headquarters has a large barn with separate commercial kitchen with upgraded appliances and dining/living area. A separate guesthouse is located near the barn. The main home is a 3/2 modular home that is very comfortable. Also included at the headquarters is a 1930’s era rock water storage tank that doubles as a swimming pool, a nice catfish pond and a fire pit area for sitting out under the stars. Perimeter fencing is in great shape on three sides of the ranch and also good division pasture fences are in place. The ranch also has a deer camp with a bathhouse, and an irrigation system.
This ranch is a great, low-fenced game ranch, with abundant wildlife. The native wildlife includes free roaming whitetail, Axis, hogs, turkey as well as ducks and dove. It is reported that the fourth largest Axis was harvested off of a neighboring ranch in 2014. The property has been on a MLDP for the past 7 years. Seller harvested approximately 125 Axis deer per year the last several years.
A highlight of the ranch is that it is very well watered, with a nice 2+/- acre lake. The lake is a “Mecca” for wildlife and ducks. Throughout the ranch are 4 water wells.
